If you're on Twitter, the back and forth looks like a middle school playground fight. But it's just our House of Representatives jocking for king of the monkeybars as they position themselves before the luming government shutdown.
Should you be worried?
The honest answer: No...but you will be anyway.
If you're like me and really don't pay attention to the news (even though it is so light and uplifting), you may not have heard that there was a little election a couple months back. And if you think things weren't getting done before, well...
So because the House has shifted, slightly, there is now talk of a government shut down if the debt limit is not increased. (I won't bother you with my opinion about budgets and how I wish I could just magically lift my debt ceiling).
What we all want to know though is how will affect buying or selling a home. Right?
Answer: NOT MUCH.
We just had a government shut down in 2019. You probably don't remember much of that. It lasted about 5 weeks and according to our real estate and mortgage experts inside of Success Realty, it primarily only affected 2 groups of people:
USDA and VA loans were about the only fields affected. USDA loans apply to rural (think farmland) loans and VA (Veteran loans) were only affected when it came to the purchase of Condos. Why? Because there were no employees in the office to review and approve. After the 5 week shut down, it took about 2 months to sift through the back log.
Some FHA reverse mortgage and renovations loans were turned off for those weeks but it pretty much had no affect on Conventional and FHA loans.
But...people were nervous and pulled back from buying and selling. But was that the right decision?
Not really.
Sellers that decided to wait missed their opportunity to be at the front of the buying market that opened up immediately after the shut down ended. And buyers missed out and getting a better deal since the market was uncertain but business as usual was still in play for most lenders.
So...if you're going to sell - sell!
And if you're going to buy - buy!
